接近40年以上九龍灣淘大花園，上手業主將單位內部進行裝修化妝後，新業主誠意邀請”家師” 資深驗樓師詳細驗樓後，單位整體裝修後是否有伏呢?
業主無特別留意的天井位，究竟真實係點樣？帶大家一齊去睇真D!

配套: 設有多層的淘大商場，戲院，食肆和酒樓非常豐富。步行5分鐘到達德福廣場。淘大花園各期設有停車場，車位充足。
驗樓 : 今次 驗樓 總共用了5小時，最多問題是牆身企身出現高低不平，高低角邊會有10mm距離差別，牆面亦出現較多崩花裂紋。 鋁窗框出現多細窿，容易打風落雨滲水影響窗台石及牆面出現水漬。 廁所企缸膠邊老化滲水，不能通過灑水測試。 廚房去水喉管出現接駁位鬆脫，引致污水滲出及渠內臭味散出大廳，非常難聞及容易滋生細菌，散播病毒，由於高危急性，驗樓師即時採取臨時措施，封閉渠喉降低病毒散播的機會。
業主最少注意是天井位，因鋁窗框影響觀看角度，所以驗樓師帶業主走去升降機堂的走廊窗邊位，從另一個角度檢查單位天井，發現污水渠滲水，天井底出現很多積水，而冷氣機架及周邊喉管出現生銹腐蝕，業主表示驚訝，並非常感謝”家師” 詳細 驗樓，評估二手樓真實狀況及幫助業主有計劃設定將來新裝修規模預算的範圍。
